This man owns B & D Rich Holdings, LLC. They say they buy the home from the homeowner and negotiate with the lender at no cost to them. If they cannot make a normal profit or if it is not in the owner's best interest they say they will back away. Well they dragged my client on for almost 9 months and when asked to back away we found out they filed a Offer to Purchase in the public records which puts a cloud on the title so the seller cannot sell to anyone else. In order to release this he wanted $10,000. My client offered him $5000 and he accepted it. I was the realtor in this transaction which caused immense anguish and stress on my client which did not have to happen. They have a negotiating company in Apopka FL called Preico Home Solutions. I am not sure if they are part of his team. Mr. Baston said he closed many short sales but when we asked Mr. Morris the owner of Preico he said he had some pending but nothing ever sold. When we asked the title company who was supposed to close the deal they said they never heard of B $ D Rich Holdings. I asked Mr. Baston to return the money to the owner since this is against federal law but he has not responded. I have forward this info the the State Attorney General. My point is do not deal with any of these "investors" who do short sales. The owner always loses.
